Clear answers, with ownership-specific limits
Timeshare resale questions
Start with the question that fits your next step. Current program documents, cost quotes and written agreements govern the exact ownership; these general answers do not replace them.
Start with the basics
What is a timeshare?
It is a defined vacation ownership or use arrangement. Deeded real estate, right-to-use interests and other memberships can have different terms. Points describe a reservation currency but do not, by themselves, explain the legal ownership.

How do fixed weeks, floating weeks and points differ?
A fixed week identifies defined usage. A floating week requires a reservation within its season/rules. A points product allocates reservation value under the particular program. Confirm use frequency, booking windows, expiration and restrictions for the exact interest.
Does biennial usage mean fees are paid only every other year?
Not necessarily. Biennial describes usage frequency. Some programs bill in the use year and others spread charges differently. Check the current statement and governing documents; do not infer billing frequency from the usage label.
Does the same timeshare week number mean the same dates everywhere?
No. Our reference calendar numbers rows from the first Friday on or after January 1 and shows the following Saturday and Sunday dates. A resort or exchange program may use a different definition of week 1 or a different check-in day. Confirm the actual arrival and departure dates with the resort before committing to travel.
Are the 2025 member documents current fee quotes?
No. The dated HGV documents are retained as historical references. The 2025 planning-calendar edition also includes 2026 dates, but that does not make its fee schedules or rules current. Use the official member portal and obtain the latest documents governing the exact ownership.

Do I need an account to browse or ask a question?
No. Browse active listings, read guides and use the buyer or seller inquiry without creating an account. Optional account features are separate from the initial inquiry.
Buying and ownership costs
Is the asking price the total cost?
No. Confirm the current price and all applicable maintenance, taxes, assessments, club dues, transfer, estoppel, activation/enrollment and closing charges. The relevant amounts and responsibility for payment depend on the interest and written agreement.
How current are the recorded fees?
A recorded figure needs a fee year and billing period. Historical resort figures are labeled historical; an active status does not make every charge current. Ask for the latest bill and a written ownership-specific quote before relying on an estimate.
Which points, weeks or reservations are included?
The written purchase terms should identify what is included and how current-year charges or reimbursements are allocated. Confirm used, banked, borrowed and expiring balances with the responsible administrator.
Can I explore financing?
The financing page links lender information and an illustrative calculator. Eligibility, rates, APR, fees and repayment terms require a current lender quote. A calculator result or an inquiry is not an approval or offer.
When can I book after closing?
The closing, resort recognition and ready-to-use account can be separate stages. Confirm usable inventory and the actual reservation before making nonrefundable travel plans. There is no universal processing-time promise.
Selling and the evaluation
What does a resale evaluation involve?
Judi starts with the exact ownership and your goal, then identifies the usage, fee and market information needed for a discussion. Ask what supports a proposed price opinion and whether comparable figures are asking prices or completed transactions. The evaluation is not a guaranteed offer, sale price, sale date or formal appraisal.
What are your listing and selling fees?
Commission is 25% of the sale price or $1,000, whichever is greater. Request the written service terms before deciding to list. They should identify the service scope, other charges, who pays each amount and when, plus any exclusivity and cancellation provisions. The commission rule does not establish the total transaction cost or payment timing.
Can I sell with a loan or unpaid fees?
Tell the team about the balance so the next step can be assessed. Transfer conditions, payoff and required payments depend on the lender, program and transaction documents. Do not assume the asking price will cover every obligation.
How long will a resale take?
Demand, price, ownership details, transfer conditions and the parties affect timing. No sale deadline or price is guaranteed. Ask for realistic current information and separate time to find a buyer from time to close an agreed transaction.
What if the ownership is in an estate or was inherited?
Ask a qualified estate adviser to review authority, obligations and any deadlines before accepting, transferring or abandoning an interest. Once the authorized person and status are established, the team can discuss whether a resale evaluation is appropriate.
Hilton and other program restrictions
Does a Hilton resale automatically include HGV Max?
No automatic benefit should be assumed. HGV’s published example addresses Diamond points acquired on the resale market and a qualifying new purchase; it is not a blanket eligibility decision for every Hilton product. Ask HGV for current written eligibility for the exact interest and any existing ownerships.
Will two ownerships combine for bookings or status?
Ask the program to review both legal products, owner names and current rules. A common brand or login does not establish that points combine for every booking or membership benefit.
Does exchange membership guarantee a destination?
No. Eligibility, deposits, fees, expiry and available inventory govern an exchange. Check the exact ownership’s participation and the actual confirmation terms.
Getting a useful answer
Who follows up and when?
We aim to send a first human response within one business hour during our staffed hours: Monday-Friday, 9 a.m.-5 p.m. Eastern Time. Requests received outside those hours are handled when we reopen. Judi handles buyers, Judi handles sellers and Judi is the inventory-verification contact. This is a target rather than a guarantee; an urgent contract or legal deadline should be addressed directly with the appropriate professional.
What does a listing verification mean?
Read the scope of the dated badge. An availability-only confirmation is separate from a complete review of availability, price, usage and the fee year. Judi is the inventory-verification contact and confirmations have a 90-day review period. Details can change; a badge is not a guaranteed reservation, accepted offer or current fee quote beyond its stated scope.
What should I avoid putting in an inquiry?
Do not send passwords, member numbers, payment details, verification codes or identity documents through a public inquiry. Start with the resort and your question; ask for an appropriate secure document channel when needed.
