Understand the ownership before the terminology
Timeshare Glossary
Search a term or jump to a letter. These general definitions help you prepare questions; the actual ownership documents and current program rules determine your rights, costs and deadlines.
42 definitions shown.
A
- Accelerated Use
- A program feature that may allow remaining use rights to be used over a shorter period. Check whether the particular contract permits it and whether future rights are reduced.
- Affiliated Resort
- A resort participating in a particular club or exchange arrangement. Affiliation alone does not establish that every ownership qualifies for every benefit.
- Amenities
- Facilities or services associated with the resort, such as a pool or fitness room. Access, opening dates and additional charges can vary.
- Annual Usage
- Use rights allocated each year. Annual usage does not by itself describe the booking window, available dates or amount of fees.
- APR (Annual Percentage Rate)
- A borrowing-cost measure that reflects the interest rate and certain additional credit charges. Compare the lender’s APR disclosures as well as the payment and total borrowing cost.
- ARDA
- The American Resort Development Association, a vacation ownership industry trade association. A reference to ARDA is not a statement that this business is a member or endorsed by it.
B
- Banking
- Moving eligible use rights or points into a later period under the program’s rules. Deadlines, fees, expiration and resale eligibility may apply.
- Biennial Usage
- Use rights allocated every other year, commonly odd or even years. Billing may follow a different schedule, so ask whether charges are collected annually or in the use year.
- Bonus Week
- An additional promotional or exchange opportunity with its own restrictions, charges and expiration. Do not assume it transfers to a resale buyer.
- Borrowing
- Using eligible future-period points or rights earlier, subject to the program’s rules. This can reduce the rights remaining in the future period.
C
- Closing Costs
- Charges associated with completing a transaction, which can include settlement, recording, title and transfer items. Request an itemized quote identifying who pays each charge.
- Club/Trust Membership
- An arrangement in which rights are defined through a club, trust or membership structure. The legal interest, booking rules and duration depend on the governing documents.
D
- Deeded Ownership
- An interest conveyed by a deed. Review the actual deed and governing documents to understand the property interest, use rights and continuing obligations; it is not unrestricted ownership of an entire resort.
- Developer’s Price
- The price quoted for a direct purchase from the developer. Compare the particular ownership, included benefits, fees and restrictions rather than assuming it is equivalent to a resale.
E
- EOY (Every Other Year)
- Another term for biennial usage. Identify whether the specific ownership is odd-year or even-year and how fees are billed.
- Escrow
- A transaction arrangement in which an identified third party holds funds or documents subject to agreed instructions. Verify the provider and written release conditions.
- Estoppel / Ownership Status Statement
- Information requested from the responsible resort or administrator about an interest, which may include charges, usage and transfer conditions. Confirm what the particular statement covers and its date.
- Exchange
- A transaction using eligible deposited use rights or points for another available accommodation. A request or membership does not guarantee a particular resort, date or unit.
- Exchange Company
- An organization through which eligible owners can request different accommodation or travel options. Its membership, deposit, fee and inventory rules are separate from the original ownership.
F
- Fee Year and Billing Period
- The year and period to which a recorded charge applies. An old fee amount is not a current quote, and a blank amount does not establish that no charge is due.
- Fixed Week
- Usage tied to a defined week under the ownership documents. Verify the resort’s numbering system, check-in day and any reservation or confirmation requirements.
- Floating Week
- Usage that requires reserving within the dates, season and accommodation rules allowed by the ownership. A floating right does not guarantee any requested week.
G
- Guest Certificate
- A program-issued confirmation permitting an eligible guest to use a reservation. Names, age rules, timing, charges and commercial-use restrictions depend on the program.
H
- Home Resort
- The resort associated with an ownership or designated by a program. Any priority booking rights and booking windows need to be checked for that specific interest.
I
- Interval International
- An exchange provider with its own membership and exchange rules. See the Interval guide for questions about Deposit First, Request First, fees and ownership eligibility.
L
- Lock-Off Unit
- Accommodation designed to separate into more than one usable section. Separate use or exchange depends on the unit layout and program rules; confirm what the ownership permits.
M
- Maintenance Fees
- Recurring ownership charges associated with operating and maintaining the resort. Check the current statement, billing frequency, included items, tax treatment and any additional assessments.
P
- Points System
- A reservation system that assigns point values to accommodation or other eligible uses. Point amounts, expiration, booking access and benefits differ among programs and products.
R
- RCI
- An exchange provider offering distinct Weeks and Points programs. RCI points should not be assumed equivalent to a resort developer’s points.
- Resale
- A transfer involving an existing ownership interest rather than a new direct developer purchase. Benefits, eligibility and obligations may differ after transfer.
- Rescission Period
- A limited opportunity to cancel where applicable law or the contract provides one. The deadline, required notice and delivery method vary; check the actual documents promptly with a qualified adviser.
- Right of First Refusal (ROFR)
- A right that may allow a designated party to purchase an interest under specified conditions before the proposed transfer proceeds. Check whether it applies and the required review process.
- Right to Use
- A contractual right to use accommodation under defined conditions, often for a specified term. It is different from a deeded property interest; review the agreement’s duration and transfer provisions.
S
- Season
- A program’s classification of dates for a particular ownership or resort. A season label at one resort does not establish the same dates or booking value elsewhere.
- Special Assessment
- An additional charge imposed under the applicable ownership rules, separate from ordinary recurring charges. Ask whether an assessment is approved, pending, payable or already paid.
- Split Week
- Using an eligible interval as separate shorter stays, if the program allows it. Check the minimum stay, available patterns, reservation rules and any added charges.
T
- Title Company
- A provider that may perform title-related or settlement services in a transaction. Confirm its exact role, licensing where applicable, services and written charges.
- Trading Power / Exchange Tier
- An exchange program’s method of comparing deposits or accommodation. It is program-specific and can reflect factors such as unit size, season and demand.
- Transfer Fee
- A charge associated with recording, administering or recognizing a change of ownership. Distinguish it from closing, club enrollment and activation charges in the written quote.
U
- Upgrade
- A change or additional purchase affecting an existing ownership or membership. Ask for the new obligations and benefits in writing; no upgrade is implied by a resale inquiry.
- Usage Year
- The period in which allocated rights or points may be used. Its start, expiration, banking and borrowing rules may differ from the calendar year.
V
- Verification Date
- The date on which stated details were checked within a defined scope. An availability-only confirmation does not establish current fees, benefits or a complete ownership review.
