Timeshare resale basics: a practical decision checklist
Timeshare ownership can involve a deeded interest, a right-to-use agreement or another membership arrangement. Fixed weeks, floating weeks and points explain how vacations may be used; the governing documents explain the underlying rights and obligations.
Read a listing in three separate layers
- Legal interest: identify what is actually owned or contracted and whether a term applies.
- Vacation use: identify the resort, unit, season, allocation and use frequency.
- Administration: identify who controls reservations, billing and resale transfer recognition.
- Costs: separate the acquisition quote from the continuing obligations of ownership.
Recognize the ownership type
A deeded interest, right-to-use agreement and points-based product are not interchangeable descriptions. Points can sit on top of different legal ownership structures; the points label alone does not explain what you own.
Fixed weeks identify particular usage; floating weeks require a reservation within defined rules. Annual and biennial ownership differ in use frequency, which may not be the same as the fee billing frequency.
Separate purchase price from continuing obligations
Prepare a first-year budget and an ongoing budget. Include the written purchase/closing quote, current recurring fees and any known assessments. Allow for costs to change; there is no universal annual increase or guaranteed break-even point.
Check resale eligibility
The seller’s membership status, discounts and exchange options may not transfer. Identify the exact product and ask the administrator to confirm which rights a new resale owner receives.

| Description | What to establish | What remains to check |
|---|---|---|
| Deeded interest | The property interest described | Use, costs and transfer terms |
| Right to use | The contractual right and term | Limits and ongoing obligations |
| Points | The product using that currency | Booking rules and resale eligibility |
| Annual or biennial | Frequency of use | The separate fee billing schedule |
A useful follow-up question
Are points a complete description of the ownership?
No. A points number does not identify every legal right, booking priority or transfer restriction. Ask which product the points belong to and how the proposed resale buyer can use them under that product’s documents.
