Questions to ask before buying a timeshare resale
Before buying a timeshare resale, ask questions that can be answered for the exact interest: what transfers, what you will pay and when you can use it. Record unanswered material questions before deciding on an offer.
Ask for evidence alongside each answer
- Ownership description: ask which deed, contract or membership record supports it.
- Usage: ask which current statement shows remaining points, weeks or reservations.
- Fees: request the latest bill with the fee year and billing period identified.
- Benefits: request the applicable program rule, rather than the seller’s account status.
What exactly transfers?
- Is it deeded real estate, a right-to-use interest or another membership product?
- What resort, season, unit and annual/biennial usage are attached?
- Are current-year points or reservations included, and who pays the related fees?
- Which membership, exchange and loyalty benefits are unavailable or conditional on resale?
What will I pay?
- What is the asking price and which amounts remain negotiable?
- What current maintenance, taxes, club dues and assessments apply?
- What are the billing period and fee year?
- Who pays estoppel, transfer, closing and other transaction costs?
When can I use it?
Ask the closing provider and club for an ownership-specific sequence. A proposed closing date does not guarantee a particular vacation reservation. Do not buy solely for a travel date that has not been confirmed.
A useful follow-up question
What if a listing does not show the fee year?
Ask for it before treating the displayed amount as a current annual cost. A recorded fee without its period can be useful background, but it is not directly comparable with a current bill for a different ownership.
