Club Wyndham Access resale: points, booking and transfer questions

Club Wyndham Access is an ownership-certificate and points product spanning participating resorts. It should be compared with other Access interests before a buyer treats it as a deed at one named resort.

- Multi-resort program; confirm the exact interest
- Location reference
- Multiple destinations; the inventory office address is not an accommodation
Resort facts and ownership checks
| Topic | Documented context | Check for this ownership |
|---|---|---|
| What the official reference establishes | Wyndham describes Access advance reservation priority at participating Access resorts from 13 to 10 months before check-in, and blended maintenance fees allocated by points owned. Official reference | Confirm the current participating inventory, available points and how the priority applies to the requested dates; priority is not a guarantee of availability. |
| Seller document check | Supply the Access certificate, points allocation, use year and any reservations or borrowing affecting the balance. | Use an initial consultation to identify missing records before making a listing-specific claim. |
Start with the exact ownership
Evaluate Access as an ownership program rather than a deed to the resort pictured in an advertisement. Use the current program rules to check priority, booking windows and eligibility for your intended stays, then verify the specific resale contract.
Access versus a single home-resort interest
Wyndham’s owner information distinguishes Access from Select ownership at one home resort. Use the current owner guide to ask how that distinction affects reservation priority for your destinations. The existence of a priority window does not prove that a desired unit or date will be available, and a Bonnet Creek photograph does not identify the contract type.
The buyer question to answer first
Does the contract identify Access, and which reservation priorities and usable points transfer with it?
- Ask Judi and the buyer team which ownership record and current reservation rules support the answer for your chosen listing.
What a seller should prepare
Show the contract type, recurring allocation, use-year timing and available balance, distinguishing Access from a resort-specific Select interest.
Include the resort or program and an MLS reference when available. Judi and the seller team can explain the information needed for an initial consultation.
Cost and transfer documents
Compare the exact ownership using dated records. Use the buyer and seller document checklist to record the fee year, billing period, available usage and transfer conditions. For transaction cost categories, see the resale costs guide.
Questions buyers and sellers ask
Do Wyndham resale points include the same extras as developer points?
Wyndham’s resale guidance excludes resale points from VIP benefits, Club Pass, Wyndham Rewards conversion and PlusPartners, subject to its terms. Review the exact contract rather than pricing an Access resale on those extras.
Does the contract identify Access, and which reservation priorities and usable points transfer with it?
Identify the contract or ownership record, current administrator and written reservation rules before relying on a marketing example. Ask which usable allocation and benefits remain with the interest after transfer.
