10 practical tips for preparing a timeshare resale
A seller checklist helps turn scattered ownership information into a useful resale conversation. Start with what you know, mark what needs confirmation and keep sensitive account documents out of the initial public inquiry.
Separate ready information from follow-up documents
- Ready now: resort or club, contact details, use frequency and your goal.
- Confirm next: ownership description, remaining use, reservations and current charges.
- Discuss before listing: price evidence, service scope, costs and cancellation terms.
- Retain at completion: final agreement, closing statement and transfer confirmation.
Your resale preparation checklist
- Identify the exact resort or club and ownership product.
- Confirm whose names appear on the ownership.
- Check annual or biennial usage and the available balance.
- Find the most recent maintenance/tax bill and note its year.
- Identify any loan, overdue charge or assessment.
- List reservations, banked points or usage already taken.
- Ask how price recommendations distinguish asking from sold information.
- Review the service scope, costs and cancellation terms in writing.
- Ask who handles closing, resort approvals and transfer follow-up.
- Keep copies of the final agreement and transfer confirmation.
Avoid a rushed commitment
Be cautious of unsolicited guaranteed-buyer or guaranteed-return promises. Verify who you are dealing with and independently confirm payment instructions using a trusted contact method.
Begin with a short discussion
Use the seller inquiry to explain your goal and ownership. Judi can tell you what additional information is needed and what the next step involves.
A useful follow-up question
Should I wait until every document is available?
You can start with the basics and ask which records matter next. Mark estimates and unknown figures clearly. The team should know when a fee, balance or usage amount still needs confirmation rather than receiving a guessed answer.
