Find the rule for your own contract
Timeshare cancellation: start with the documents
A cancellation or rescission period is tied to the transaction, its documents and the applicable law. A general state list cannot determine your deadline or the steps required for your agreement.
Where to look first
Locate the signed agreement, cancellation notice and disclosures you received. Read the clause identifying the deadline, recipient and required method of notice. Keep the signing and document-receipt dates with those records.
The FTC explains that state law or the contract may provide a cancellation period. If you are unsure how the rule applies, seek prompt guidance from the relevant regulator or a qualified attorney. A website inquiry and a seller consultation do not exercise a cancellation right or extend a deadline.
Prepare a cancellation-instructions checklist
| Record to find | Question it needs to answer |
|---|---|
| Signed agreement and amendments | What transaction did you enter, with which parties and on which date? |
| Cancellation notice or clause | What deadline and notice instructions does the agreement identify? |
| Required disclosures | Which documents did you receive, and when? Does the applicable rule depend on receipt? |
| Named notice recipient | Which address, recipient and delivery method are required? Do not assume a general sales email is sufficient. |
| Applicable official rule | Which jurisdiction and transaction type govern? Ask a qualified adviser if that is unclear. |
| Your retained records | Can you keep copies of the notice, supporting documents and delivery evidence? |
Use the agreement and applicable official instructions to decide what action is required. This checklist does not supply a deadline, prepare a legal notice or confirm that a cancellation is effective.
Cancellation, resale and exit are different questions
Rescinding a recent purchase, selling an existing ownership and asking a program about an owner-assistance option follow different paths. Listing an interest for resale does not itself cancel its contract, loan or recurring obligations.
If your question concerns an existing ownership, start with the resort or program administrator to understand its current options. Compare any third-party proposal against its written work, charges and promised outcome.

- Florida DBPR timeshare resources (opens a new tab) — Florida regulatory information and links to its statutes and rules, when relevant to your situation.
- Your agreement and the regulator or qualified adviser for the applicable jurisdiction — a Florida link does not mean Florida law governs every ownership.
The former state-by-state deadline table has been replaced with this document-first guide. No deadline in the former table is represented as current or applicable to your transaction.
Exploring a resale instead?
Judi can discuss a possible purchase or an initial seller consultation. Keep legal cancellation questions separate from that enquiry, and leave passwords, member numbers and financial documents out of the first message.
